Usually we like to walk Discovery Park’s Loop Trail or The North Beach Trail, but I wanted to be an urban hiker today in Magnolia.  Despite the 40 degree temperatures, after a short trip to REI for warmth reinforcements, we headed off from 34th Ave W straight up the A Hill side of Dravus.  I was suddenly reminded of the 4th of July when I hiked up a million stairs from Lake Union to East Queen Anne.  Once you go up the hill a few blocks you end up at the bottom of this wonderful multi-tiered staircase which rivals the steps at Golden Gardens.   It is an excellent start to walk and really gets your blood pumping.  It is also the hardest part and I love knowing that the hard part is over!

At the top of the staircase, when you finally get there, take a second and turn around because this is one of the MANY money shots from Magnolia.  Huffing and puffing and catching my breath, I was taken with the lovely view of the Space Needle and Downtown Seattle which seem like another world away when you are in Magnolia.   Further West as we kept going, we came across the wonderful Magnolia new construction development of Briarcliff.  If you are looking for new construction homes in Magnolia, then these large new Magnolia view homes might fit the bill.  There are some interesting floor plans and I would love to show you my favorite.  Briarcliff is nestled at the top of the hill with views of both Downtown Seattle and the Puget Sound and Olympic Mountains.

Keep walking back down the hill a bit going West and you will come to Magnolia Boulevard after passing many beautiful Magnolia view homes all in a large variety of styles, but every one of them beautiful and coveted by their owners.  There is a long list of Magnolia buyers who want to live here so if you are thinking about selling your Magnolia home, feel free to get in touch with me so I can give you some good tips on home selling tips and also current information on the Seattle Magnolia real estate market.

Take a left on the Boulevard and walk along the beautifully landscaped sidewalks with loads of charm and endless views all around you.  We walked for about a mile before cutting back over the hill to head back into The Village.  Magnolia Village homes have a great benefit of being right in the retail heart of this wonderful neighborhood.  Magnolia is truly a neighborhood that feels like an island and separate from the rest of Seattle.  Most people feel like they are in their own world there and The Magnolia Village is one of the key reasons why.

Queen Anne in general has an excellent Walk Score and the shops and restaurants along Queen Anne Ave make this Seattle neighborhoods a top pick for many people relocating to Seattle from other areas.  Add in the close proximity to Downtown Seattle, and Queen Anne Hill is worth a look. Friday July 29th kicks off the event with live music, street food, an art exhibit, and puppet shows for the kids. The grassy area next to the Magnolia Community Center provides ample room for the various bouncy houses that help burn off that insanely addictive kettle Corn.

On Saturday, July 20th, the Magnolia Summerfest weekend continues at 10:30 starting with the children’s parade. This kid’s parade is one of the largest in the city. Break out the cardboard and streamers and turn those trikes into floats! Put your dog in a costume; wear a funny hat, whatever works. But hey, ya gotta throw candy.

After the cameras are put away, families enjoy the main parade. This year the parade is hosted by beloved Seattle newscaster Kathi Goertzen. This classic parade is a mix of high school marching bands, vintage cars, Seattle drill teams, and the Safari Pirates. The pirates are a Seattle Institution and really make the parade memorable.  In a nod to the many children in attendance, the quiet zone allows younger ears to avoid the Pirate’s cannons which can be deafening. And, it is really sweet to see a fierce pirate  turn soft with the little ones in the quiet zone.
Once the parade is over, mingle with friends over street food, enjoy the art show, or watch a puppet show with the kids.

Magnolia View Homes Have Some Of Seattle’s Best Views!

Magnolia is one of the larger neighborhoods in Seattle, although many do not initially think of it that way.  This might be because there are lots of little sections of Magnolia – The Magnolia Village is probably the most popular.  It is right on and around McGraw Street between the A and B hills if you are heading West before you hit the Magnolia Bluff.   To the North is Lands End East of Discovery Park.

Because of Magnolia’s proximity to both the Puget Sound and Downtown Seattle, as well as being South of Ballard, Sunset Hill, and Salmon Bay, there are lots of view homes and many different areas of Magnolia to choose from for these homes.  I wanted to focus mainly on Puget Sound and city views.  Here are the Magnolia view homes numbers….

Active Magnolia View Homes

As for active Magnolia view homes for sale, there are 41 homes for sale in the MLS right now that have either city or Puget Sound views.  These are priced between $269,000 and $6,970,000 with a median price of $1,230,000.  The majority of these are priced over a million dollars.  The average days on market for this Magnolia real estate is 180 days.

Pending, Pending Inspection, and Pending Back Up Magnolia View Homes

There are currently 20 Magnolia homes for sale that have these types of views and are marked as some type of pending status in the NWMLS.  These range in price from $285,000 to $1,450,000.

Sold Magnolia View Homes

In the last 180 days, 43 Magnolia homes with views of the city or the sound have closed in escrow according to numbers in the MLS data.  These ranged in price from $394,000 to $2,120,000 with a median price of $832,500.  The average days on market for these homes was 102 days.  Fourteen of these were over a million with only one of them over $2,000,000.

Let us tell you about one of our favorite Seattle neighborhoods, Queen Anne.  Queen Anne hill has a long historic tradition in Seattle and the estates here are filled with lovely Puget Sound views and beautiful city scapes.  

Queen Anne Seattle Neighborhood Highlights- 

The Queen Anne Neighborhood of Seattle is amazing from all angles – on the North slope there are lovely views of Ballard & Fremont over the canal and the Fremont Sunday Market is practically right there!  To the East is Lake Union with houseboats all along Westlake, the Bigelow Ave portion of Queen Anne Boulevard, Downtown Seattle views, and more.  In the Southeast, the newer QFC is just one of the factors that make this part of the neighborhood score high on WalkScore (my latest Queen Anne contract  in this area has a WalkScore of 94!!!). 

In the shadow of the iconic Space Needle, Lower Queen Anne or Uptown is full of restaurants, pubs, and nightlife and has the Seattle Center at its heart.  West Queen Anne is perched high above Puget Sound and offers sweeping views of the sound, city, Space Needle, Mount Rainier, and pretty much anything else you want to see as it is one of Seattle’s highest hills.  Upper Queen Anne is the true heart of the neighborhood and a stroll or drive along Queen Anne Ave North will show you why.  This is the heart of the upper portion of Queen Anne and where you can find all of the offerings from local clubs, restaurants, and merchants. One of my personal favorites is Queen Anne Books.

Historical Queen Anne Homes and More:

Queen Anne is one of the original Seattle neighborhoods settled and the history of it is quite fascinating!   A stroll around Queen Anne Boulevard is a great place to start.  Old Queen Anne Boulevard is a series of streets that form a loop around the top of Queen Anne – a crown around the top of the hill.  Many people don’t know about the Boulevard, but it has been around in one form or another for about a hundred years thanks to the citizens of Queen Anne at the time who pushed for it.   Queen Anne Boulevard is Queen Anne’s version of the Green Lake path although it is almost a mile longer at roughly 3.7 miles and shares its surfaces with cars.   Look for historical sites on the Boulevard including the Wilcox Wall on the West slope, but also notice that there are some of the city’s best views along the way!

Queen Anne Living:

This neighborhood is so livable!  The streets of Queen Anne are connected by a matrix of pedestrian staircases  (check out Thomas Horton’s map of them here) and sidewalks which lead to the wide array of  neighborhood parks, local grocers and shops, eateries, coffee houses, and more.  Transit is thoroughly incorporated into the infrastructure here with bus routes all over the hill.  If you are looking for a good no car option, than Queen Anne is definitely one of my top recommendations in Seattle, but obviously, with or without a car, it is one of my favorite Seattle neighborhoods!

The three areas I really like in Bellevue for the close proximity to Microsoft are Overlake, Lake Hills, and what we also just call Microsoft because it is so close – Microsoft is a huge part of the local economy and there are always people relocating to be here because of it. Redmond and Sammamish are typically first on the list for Microsoft people moving in from out of state, but Bellevue neighborhoods are a great option and these three MLS areas are quite affordable when looking at a good combination of schools, walk ability, and amenities.

Cooper Jacobs Real Estate Services has a great house listed right now in the Overlake/Microsoft area of Bellevue – near Crossroads Mall and all the other great shopping centers right there. The newest version of the Housing Credit is finally finalized!  There has been lots of speculation, but Obama signed the newest housing credit into law so it is official now. There are some surprising changes that open up the world of credits in 2009 for buying a house to many more people. Here is what you need to know:

The current first time home buyer $8000 tax credit is extended to April 30, 2010 and you have on top of that an additional 2 months to close on the property after that (close by July 1st, 2010).  Income levels have been raised to modified adjusted gross income (MAGI) of $125,000 for singles (up from $75,000) and $225,000 for married (up from $150,000). An additional credit has also been approved for purchasers of new homes regardless of first time home buyer status as long as they have lived in their current primary residence five of the last eight years.  This credit is for $6500 and seems to have the same deadlines/MAGI requirements. 

The $6500 credit for “move up” buyers does seem to be retroactive for all year, but I have not found a specific sentence on either the government page or the IRS page to tell me whether or not this is true.  The IRS tax form has not been updated online yet so I can’t go to the form and see there yet, but I will update this once I verify that if you bought your home in 2009 and other wise qualify it is retroactive regardless of when this bill went into effect.  (Stay tuned)
