Seattle real estate sellers: When your house won’t sell…
That is frustrating! What is worse is when you have a contingent offer in on a property and you really want to move because it is perfect! Or you can’t afford to make your payments anymore and you want to avoid foreclosure… So how do you go about selling your Seattle house?
Here is my Big Three on the Seattle real estate Marketing list:
- Might seem basic and cliché, but Don’t try to go FSBO – seriously, even in a hot market like Green Lake or Ballard, you need to pay for the services of a REALTOR who can help navigate the marketing and negotiation processes for you. Craigslist is only the tip of the iceberg for marketing your home – hire a professional!
- Hire an agent who knows what they are doing!!!!!! Ask for Staging & photography, but also ask if your agent has an internet presence! Do they have a Seattle real estate blog? Are they a member of Active Rain? Do they have a Seattle real estate website? Most buyers are coming to the internet first and you need to be there – everywhere. In addition, there are many out of state buyers who are moving to Seattle! Seattle relocations are big and you want these relo buyers to see you online!
- Don’t jump around from agent to agent – unless you chose the wrong one to begin with… If you decide to change agents a second or third time, then the problem is not the agent or even your house. Buyers and buyers agents will perceive you as difficult and the house will get less activity. Changing agents once is understandable if you realize that you need someone with a Seattle real estate online presence, but more than that slows down the process of selling your house.

I would use a flat fee mls broker or try free sites like craigslist, trulia, backpage.

Ya - I don’t think so. Craigslist is free and gets good results. Trulia is designed for your agent to upload the listing and since a flat fee listing agent is usually not full service, I don’t think they do this, although I guess ther emust be a few out there that do.
Bottom line: You get what you pay for and it is worth it to get expert help on the biggest financial thing you usually do in your life time. It’s not sales.
