Seattle WA Real Estate – The 3 Biggies When It Comes To Selling…..

Seattle real estate has stabilized a bit for sellers, but there is still a lot of inventory out there and a smaller pool of qualified buyers on top of it! Selling a Seattle house takes a lot more creative thought and preparation, plus a huge amount of effort on your REALTOR’s part! Trust your agent on the three biggies that make a house or condo sell! Take their advice and know that your REALTOR is out there on the streets of this Seattle real estate market fighting the good fight for you.

The three biggies for a successful Seattle sale:

  1. Preparation
  2. Price
  3. Marketing

Preparation is a huge part of your job as a successful Seattle seller! Go through and de-clutter, make repairs, touch up areas, but also get some advice from your agent on other items which might be needed to get a house sold. First impressions are where it is at and sometimes it is hard to see what needs to be done in a house that you live in every day. You need that third party to be honest with you and tell you that cleaning the carpets is not sufficient because they really need to be replaced, etc. I like to give my clients nice check lists and I go back over and over again to help them make sure that their home is in the best condition possible for their situation. Here are some Seattle seller tips if you need them.

Price – Trust your agent on this one, too. I do give out a range, but with my online marketing abilities as well as other marketing efforts, I should be able to sell that house at the top of the price range in most cases. It will depend on the preparation and how well the home presents itself, but as long as the property is priced within the range, there should be a relatively quick sale.

Marketing – What will your agent do to market your property? The stat I have seen out there recently is that over 70% of buyers start their search on the internet. Will your home be on the internet? Will it be Staged? Will there be professional bright and well appointed photos? Will your home be blogged about in multiple locations and have electronic flyers online? Will there be colorful flyers and print ads and open houses and postcards? Will there be a key box? You would be surprised how many listings I have seen without an actual key box for other REALTORS to show their prospective clients the home with!

The three biggies above are going to play a huge part in the success of your listing – communicate with your REALTOR up front and make sure that you will be getting regular updates on the listing through out the process of selling your home.
